The ZIP is still 32250 and the houses are on the same utilities as the rest of Jacksonville Beach, but the air over here is doing something different. ## Waterfront, but not oceanfront Direct onshore aerosol is what shreds hardware in the numbered-street core: wind off the Atlantic carrying chloride straight into an open kitchen. Over here the houses are on the waterway side, often with a dock, and the dominant condition is not blast exposure but persistent marine humidity with a salt load in it. That produces slower, quieter corrosion rather than fast pitting. What we see: - Stainless trim developing the fine brown speckle people call surface rust — contamination sitting on the passive layer, not the steel failing. - Fasteners, hinge pins and spring assemblies that stiffen rather than seize outright, so a door starts closing a millimetre proud and nobody notices until the oven is browning unevenly. - Hood housings and duct collars corroding on a longer clock than on the ocean blocks, but corroding all the same. - Control boards affected less by salt directly than by the humidity that arrives with it and never fully leaves. The upshot is that maintenance intervals here can be longer than in the core, but they cannot be ignored. A house on the waterway is not an inland house. ## Dock-side outdoor kitchens The reason we spend as much time on outdoor equipment on this side of the island as we do indoors is that waterfront lots almost always have some. An outdoor grill on a dock or a rear terrace gets the humidity, gets the rain, gets overnight condensation, and never gets the benefit of a conditioned room to dry it out between uses. The standard sequence is: crossover ports block with carbonised grease, one burner stops lighting from its neighbour, then the grates and heat diffusers go, then the drip tray perforates at its folded seam, and finally a burner tube corrodes through somewhere along its length and the flame pattern goes wrong. A cover helps only if it goes on a cold grill and comes off after rain instead of holding wet against the metal. ## Power events, and the failures that arrive later Matthew in 2016, Irma in 2017 and Helene in 2024 each took power off this coast for days at a time, and an outage of that length is not a single event as far as an appliance is concerned. It is a shutdown, a restoration, and frequently several attempts in between, and each of those transitions is a chance for a cooking control board to take a hit it was not designed for. The failure almost never shows while the lights are out. The board survives the event, keeps running on whatever was not damaged, and quits weeks later on an ordinary evening in the middle of dinner. That is why "it worked fine after the storm" is not evidence against a surge fault, and why we ask what the power did in the weeks before the symptom started rather than only what it did that day. If the house runs a standby generator, say so when you book. Changeovers are their own class of electrical event, and knowing there is one changes the order in which we test. ## Access and scheduling Waterfront lots here often mean a longer carry from the street to the kitchen and, on some properties, a narrow side path rather than a straight run. If we are pulling a built-in wall oven or moving a range for rear access, that is worth knowing before the van is loaded. Give us the model number from the rating plate, tell us what the appliance is actually doing rather than what you think is wrong, and mention whether there is outdoor equipment you want looked at in the same visit.
